Landlord questions

Is an EICR a legal requirement for landlords?

Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the electrical installation inspected and tested at least every five years. Social landlords have similar duties.

Who gets a copy of the report?

Existing tenants within 28 days of the inspection, new tenants before they move in, and the council within 7 days if it asks. Keep a copy for the next inspector.

How quickly do remedial works need doing?

Within 28 days of the inspection, or sooner if the report says so. You then need to give written confirmation to the tenant and the council within 28 days of the work being done.

Can you test portable appliances at the same time?

Yes. PAT testing for a furnished let, up to 15 items, is £45 when added to an EICR visit.

Do you work with letting agents?

Yes. We email certificates straight to the agent, and can price a whole list of properties at once.
